A regulatory revolution for construction projects
Since late 2024, all real estate project owners subject to current regulations – whether individuals, investors, developers or institutions – must subscribe to two complementary insurance policies:

TRC insurance, covering risks during the construction phase

RCD insurance, protecting against structural damage for ten years after delivery
This mechanism, long present in the legal texts but rarely enforced, is now governed by clear and binding regulations. Its aim is to strengthen investor confidence, protect buyers, and guarantee the durability of the constructions.
TRC and RCD: what exactly are we talking about?
1. All Risks Construction Insurance (TRC)
This applies during the execution of works and covers:

Accidental damage occurring on the site

Integrated materials and equipment

Civil liability in case of damages caused to third parties (neighbors, public property, etc.)
2. Ten-Year Civil Liability Insurance (RCD)
This takes effect after the project is completed and covers, for 10 years:
These guarantees apply to architects, engineers, construction companies, project owners, design offices and subcontractors alike.
Who is concerned?
This regulatory framework applies in particular to:

Residential buildings over 3 floors or over 800 m²

Mixed-use, industrial, hotel, educational or office buildings with a covered surface area exceeding 400 m²
Public projects (roads, ports, dams, etc.) are excluded.
A crucial point for riad renovation candidates
